Builder-Level Insight
for Homeowners Who
Want to Build Smarter

Most homeowners only take on a few major construction projects in their lifetime. Contractors do this every day. Charlotte Homeowners Construction Advisors exists to give homeowners an experienced professional in their corner — someone who understands the process, sees the pitfalls, asks the right questions, and helps protect the quality, cost, and outcome of the job.

Why Having the Right Advisor Matters

Construction projects involve big money, big decisions, and plenty of room for costly mistakes. Most homeowners don't know what they don't know.

Unclear contracts, weak proposals, poor schedules, and avoidable change orders add up fast, often costing far more than bringing in experienced guidance from the start.

    Reduce Stress

Construction gets overwhelming fast when you're juggling real life. Having someone in your corner brings clarity and peace of mind.

  • Piggy Bank

    Save Money

A better proposal, a stronger contract, a smarter payment structure, and fewer change orders can save homeowners significant money in the long run.

    Protect Quality

Not every proposal matches a homeowner's expectations. We spot gaps in scope, materials, and execution before they turn into costly disappointments.

  • Clock

    Save Time

You should not have to become an expert in construction just to protect your own project. We help homeowners move faster by asking the right questions early and avoiding delays from poor planning.

    Keep Contractors Accountable

A contractor may know construction, but that does not always mean they manage schedules or communication well. We help bring oversight and accountability to the process.

You Shouldn't Have to Learn Construction the Hard Way

Most homeowners are busy with careers, families, and everyday life. They do not have the time or construction background to evaluate every contractor, catch every issue in a proposal, or understand where the hidden risks are.

That is exactly why this business exists.

Charlotte Homeowners Construction Advisors helps homeowners avoid learning through expensive mistakes.

Construction Advice Built Around the Homeowner

Charlotte Homeowners Construction Advisors was created to give homeowners the benefit of an experienced builder's perspective — without having to hire the builder directly. Tim is not here to sell construction services or take over as your contractor. He is here to advise you, represent your interests, and help you navigate the process with greater clarity and confidence.

We do not build.
We advise.

That means our role is to help homeowners understand what they are signing, identify hidden risks before they become expensive problems, make better contractor and project decisions, keep the job moving in the right direction, and avoid unnecessary change orders, delays, and frustration.

How We Help

Support can range from a one-time review of a proposal or contract to more involved guidance throughout contractor selection, planning, and construction.

  • Project Planning + Goal Setting

We help homeowners clarify their objectives, priorities, budget concerns, and expectations before the work begins.

  • Payment Draw Guidance

We review payment structures to help ensure money is being released in a way that makes sense for the scope and stage of work.

  • Quality + Scope Guidance

We help ensure the homeowner understands the product, materials, and scope they are actually getting.

  • Contract Review

We help homeowners better understand what they are agreeing to, what is missing, and where the risks may be.

  • Liaison Support

We can help communicate with the builder or contractor and serve as a knowledgeable bridge between homeowner and contractor.

  • Ongoing Advisory Support

Where needed, we can stay involved throughout the project in a practical advisory role without becoming the day-to-day on-site manager.

  • Contractor Selection

We help evaluate contractors so homeowners can make a more informed decision about who they hire.

  • Schedule Oversight

We help keep attention on timeline expectations, sequencing, accountability, and follow-through.

  • Proposal Review

We review proposals to help identify vague language, incomplete scope, weak assumptions, or areas likely to create change orders and added costs later.

As Involved As
You Need Us To Be

Every homeowner and every project is different. Some clients may only need help reviewing a proposal, contract, or payment schedule before they move forward. Others may want more involved support throughout contractor selection, planning, and key phases of the project.

This advisory service is designed to be flexible.

We can help with one-time proposal or contract review, pre-construction guidance, contractor selection support, payment draw and scope review, check-ins throughout the project, and practical advice when issues arise.

The goal is not to stand on your job site every day. The goal is to give you experienced guidance where it matters most.

A Trusted Advisor, Backed by Real Builder Experience

Before launching Charlotte Homeowners Construction Advisors, Tim Doreen spent more than 25 years as the owner of South Mountain Builders, where he personally built over 125 custom homes and was involved in every stage of the process.

That experience gives Tim a firsthand understanding of what really happens behind the scenes of a residential build — from design decisions and estimating to contracts, change orders, accounting, banking relationships, liability, warranty expectations, product selections, and daily jobsite coordination.

Today, Tim brings that same builder-side knowledge to homeowners in an advisory role. He is not here to replace your builder. He is here to help you better understand the process, ask the right questions, avoid costly surprises, and feel more confident in the decisions being made along the way.

Why This Is Different

Most contractors are hired to build the job. Charlotte Homeowners Construction Advisors is hired to help the homeowner navigate the job. That difference matters.

We are not trying to sell you construction work. We are not bidding the job. We are not looking for ways to grow the project scope.

We are here to help protect your interests, guide you through the process, and bring experienced construction judgment to decisions that can affect your time, money, and final outcome.

The difference matters.
